Orange County does not get mold because of bad luck or bad housekeeping. It gets mold because the region's climate hands mold two of the three things it needs for free, and the local housing stock is full of the third. Mold is not exotic. It needs moisture, a food source, and a moderate temperature, and it appears wherever all three overlap. A home supplies the food for free — the paper facing on drywall, wood, fabric, and even settled dust are all food — and Orange County supplies the temperature for free, because the climate stays mild year-round and never turns cold enough for long enough to knock growth back the way a hard winter does. That leaves exactly one input a homeowner actually controls: moisture. The marine layer, and a house that never quite dries out
The same ocean influence that makes the county pleasant keeps the air damp. The marine layer that rolls in overnight and lingers into the morning holds relative humidity high, especially in the coastal cities, and it drops cool, moist air onto surfaces that are cooler still — a north-facing wall, the back of a closet, tile against an exterior corner — where it condenses. In a hot-dry inland climate a home bakes out; here, a house closed up in mild weather with the air conditioning off does not, and surface growth can appear on a wall or a closet ceiling that never saw a leak at all.
The housing stock is full of moisture traps

The air conditioner, and the paradox of a mild climate
Air conditioning is a moisture story twice over. The unit pulls water out of the air and drains it through a condensate pan and line; when that line clogs — and in a dusty, hard-water region it does — the pan overflows into the ceiling or closet it sits above. And an air conditioner sized too large for a mild-climate home short-cycles: it chills the air without running long enough to wring the humidity out of it, leaving the house cool but damp. The paradox is that because the weather here is gentle, the system runs less than it would in a desert, so the home is dried out less aggressively even as the coastal air keeps re-supplying the moisture.
The leaks you never see
The mold that turns into a real project is usually the mold nobody saw start. A slab leak, a roof or window that weeps during the rainy season, a slow supply-line drip inside a wall — each feeds a wet cavity where growth spreads on the back of the drywall and along the framing, out of sight, until a smell or a stain finally announces it months later. By then the wet zone is reliably larger than anything visible, which is why the discovery of hidden mold and the discovery of its moisture source are really the same investigation.

No home can be made mold-proof — spores are always in the air — so the honest goal is denying them the water they need, not chasing an absence that does not exist. When growth is already established or hidden inside an assembly, assessment and removal is work for independent, licensed remediation contractors rather than a weekend project; the EPA guide draws its rough line at about ten square feet. And on the health question, public-health agencies keep it plain: damp, mouldy indoor environments are associated with respiratory symptoms in some people, and a health concern belongs with a clinician, not a website.
